Beyond the Beautiful Interior: 7 Things to Check Before Choosing an Apartment in Lagos:

A beautiful apartment can catch your attention in seconds. From stylish interiors and spacious living rooms to elegant finishes and impressive views, it is easy to imagine yourself living there. But choosing the right apartment requires looking beyond what you see.

In a city like Lagos, where traffic, weather, access roads and everyday convenience can influence your living experience, the smallest details can make a significant difference. Whether you are buying your first home, relocating with your family or searching for a property that suits your lifestyle, here are seven important things to consider before choosing an apartment.

  1. Pay attention to natural lighting and ventilation: An apartment may look beautiful during a viewing, but how comfortable will it feel when you spend an entire day there? Check how much natural light enters the rooms and whether fresh air can circulate properly. Look at the position and size of the windows, the direction they face and whether nearby buildings block sunlight or airflow. Good ventilation can make indoor spaces more comfortable and may reduce dependence on artificial cooling.
What to check: Open the windows, observe the airflow and visit at different times of the day if possible.
  2. Investigate the water supply: Water is one of those everyday necessities you rarely appreciate until it becomes inconvenient. Before choosing an apartment, ask how water is supplied and stored. Does the property have a borehole, treated water system, storage tanks or another arrangement?
Find out how frequently the water supply is maintained and whether residents experience interruptions.
Also ask about water treatment and the maintenance of storage facilities.
Remember: An attractive bathroom is lovely, but a reliable water supply makes everyday living much easier.
  3. Check the drainage and surrounding environment: Lagos experiences periods of heavy rainfall, making drainage an important consideration when choosing a home. Look at the property's surroundings. Are drainage channels properly maintained? Does water collect along the access road? Are there signs of persistent dampness or previous flooding?
Do not assess the building alone. The surrounding roads and neighborhood can also affect your experience. Where possible, speak with residents and ask about flooding during the rainy season.
  4. Understand the security arrangements: Your home should provide a reasonable sense of safety and privacy. During your visit, ask about security arrangements within the building or estate. Check whether there is controlled access, security personnel, adequate lighting in common areas and appropriate visitor procedures. If the apartment is within a gated estate, understand how entry is managed and whether security services are included in the service charge. Security arrangements differ between properties, so confirm what is actually provided rather than relying on general descriptions.
  5. Look beyond the apartment to the facilities: Shared facilities can make a residential development more convenient, but it is important to understand how they are maintained. Depending on the property, facilities may include:
    Parking spaces.
    Lifts and stairways.
    Swimming pools or fitness areas.
    Backup power arrangements.
    Waste disposal facilities.
    Shared gardens and relaxation spaces.
Ask which facilities are available, which are included in your purchase or tenancy and whether additional charges apply.
A facility is only valuable if it is accessible, functional and properly maintained.
  6. Find out the true cost of living there: The purchase price or rent is not necessarily the only amount you will pay. Ask about service charges, electricity arrangements, waste collection, security contributions, water maintenance and other recurring expenses. If the property has a generator or alternative power system, understand how fuel, servicing and electricity costs are shared. Request a breakdown of the charges so you can plan your budget properly. A good apartment should not only fit your budget at the point of purchase; its ongoing costs should also be manageable.
  7. Consider how the location fits your everyday life: A property may be stunning, but is it conveniently located for your daily activities?
Consider how far it is from your workplace, schools, hospitals, supermarkets and other places you visit regularly.
Think about traffic conditions, road accessibility and how easy it will be for visitors or service providers to reach the property.
If possible, visit during morning and evening rush hours. This gives you a more realistic understanding of the location than a quick afternoon inspection.
The right location is not necessarily the most popular one. It is the one that works for your lifestyle and priorities.
Before you choose, ask yourself these questions
Does the apartment receive enough natural light and ventilation?
    Is the water supply reliable?
Have I checked the drainage and surrounding environment?
Are the security arrangements clearly explained?
Are the shared facilities functional and maintained?
Can I comfortably afford the recurring charges?
Does the location suit my everyday needs?
Taking time to answer these questions can help you avoid overlooking important details when choosing a home.
A beautiful home should work beautifully, too.
